The quickest way to get caught up on the most important things happening today in Cumming.

Hello, everybody! I'm back with your new edition of the Cumming Daily. Here's all the local news you need to know right now, including:

  • Pieces & Peaches hosts winter seasonal pop-up market
  • 2023-2024 Out-Of-District requests for Forsyth County Schools
  • Be a 'holiday angel' for a local elder this holiday season

Today's newsletter is sponsored by Heart & Hammer Realty

Has the local real estate market changed? Yes. But probably not how you think.

If you listen to some gloomy types, you might think the current Atlanta-area real estate market is in free fall. Guess again.

Compared to July 2019, in July 2022:

  • Inventory is tighter (Listings are down by nearly 50 percent)
  • Prices are way up (Median home prices are up nearly 50 percent)
  • Time on the market is shorter (11 days vs. 28 days)

Oh, and interest rates? They're up, but by historical standards, they're still low as well.

The Atlanta market though is changing. And whether buying, selling or investing, you need a Realtor with enough experience and local knowledge to turn market data into insights that create value for you. And if that Realtor comes with a homebuilder who can help you evaluate a property or to prep a home for current market demand, odds of success go up.

Fortunately, Amanda Shelton and her husband Andy Shelton of Heart & Hammer Realty have you covered. She's a Top 20 percent Keller Williams agent. He's a top-notch builder who knows houses from the inside out.

To get a read on your home's value or to learn about current market opportunities, call or text Amanda today at 770.572.0722 or email her at amandashelton@kw.com.

Now, today's weather:

Sunny and pleasant. High: 73 Low: 54.

Here are the top stories today in Cumming:

  1. It's the most wonderful time of the year so Pieces & Peaches will be hosting a winter seasonal pop-up market at Cumming City Center Saturday, Nov. 19 from 10 a.m. - 5 p.m. The family friendly event will feature 80 unique local artisans and vendors. There will be live entertainment and activities for kids. It's rumored Santa may make an appearance too. The event is free. (Patch)
  2. Out-of-district requests for the 2023-2024 school year can be submitted until Nov. 30, Forsyth County Schools announced. Students with an approved out-of-district may remain at the currently approved school without submitting an annual request so long as the original reason for the request remains the same. Parents/guardians of out-of-district students must provide their own transportation, with the exception of students who are accepted for an out-of-district to attend Alliance Academy for Innovation. The Nov. 30 deadline does not apply to Forsyth County Schools employees or families moving into or within Forsyth County. (Forsyth County Schools)
  3. Want to be a 'holiday angel' and brighten the holidays for a local senior this year? Well, Forsyth County Senior Services invites residents to participate in the 2022 Holiday Gift Angels and Home-Delivered Meals Holiday Gift Certificate Programs throughout the holiday season. Starting Nov. 14, personalized gift request tags containing the name of an elder resident as well as a gift idea are available for participants. (Forsyth County Government)
