Trucking Company, Fleet Maintenance Facility Proposed for Winder Highway Location

The request will go before the Gwinnett County Planning Commission on Tuesday, Jan. 7, 2014.

A trucking company has proposedΒ rezoning several acres off Winder Highway near Freeman's Mill RoadΒ in DaculaΒ from single-family residential to light industry for the purpose of operating a trucking company and truck fleet maintenance facility.

If theΒ rezoning for the 3.58-acre plot in the 2900 block of Winder HighwayΒ is approved, Max Trucking LLC plans to build a 7,200-square-foot, one-storyΒ metal building to be used as a business office and truck fleet maintenance shop.

Documents submitted to the Gwinnett County Planning Department showΒ the facility would include eight parking spaces with the majority of the remaining acreage being used for truck parking. The facility would have a single driveway from Winder Highway. An existing driveway which serves three houses adjacent to the property would remain.

The property is within a rural/estate character area on the 2030 Unified Plan Future Development Map.Β 

"This segment of Winder Highway is considered a residential character area, which was intended to be used for agricultural and residential activity, and not for commercial purposes," the planning department analysis states.Β "The introduction of a trucking company and fleet maintenance facility could be out of character with the area and inconsistent with the land use recommended by the Unified Plan."

The planning department has recommended denial of the request.

In the rezoning request, the applicant noted the property is bordered on three sidesΒ by a state highway, CSX railroad and veterinary property and will be screened on the fourth side.

The case is scheduled to go before the Gwinnett County Planning Commission on Tuesday, Jan. 7, 2014.
