Selling in a buyer’s market? Learn 10 strategies to price, prepare & market your home to sell with confidence. Free live Zoom!
Thinking about selling your home—but wondering if now is really the right time?
The market has changed, and the strategies that worked for sellers a few years ago may not work today. Buyers have more choices, they’re negotiating harder, and homes that aren’t positioned correctly can sit on the market while others nearby sell.
Join local Realtor Amy Fuchs of The FamilyHomesGa Team for a FREE 45-minute Zoom webinar designed to help homeowners understand what it really takes to sell successfully in today’s buyer’s market.
We’ll talk candidly about pricing, preparation, marketing, buyer expectations, negotiations, inspections, offers—and the mistakes that can cost sellers valuable time and money.
You’ll learn how to:

Price your home to attract buyers without leaving money on the table

Make the critical first days on the market count

Decide which improvements are worth doing—and which may be a waste of money

Make your home stand out when buyers have plenty of choices

Understand what buyers are negotiating for in today’s market

Evaluate an offer beyond just the purchase price

Recognize when the market is telling you it’s time to adjust

Avoid common seller mistakes that can lead to longer market times and unnecessary price reductions

Understand what strong real estate marketing should actually include

Decide whether selling now—or waiting—makes the most sense for you

PLUS: A Special Gift for the First 10 Registrants

The first 10 people to register and attend the webinar will receive a complimentary copy of my book, mailed to you after the webinar.
No pressure. No sales pitch. Just straightforward information from a local Realtor who works with sellers every day and believes homeowners make better decisions when they understand the market.
Whether you’re thinking about selling this fall, next year, or simply want to know what your home would be up against in today’s market, this webinar is for you.

Eddie Owen Presents at Red Clay

“It’s time to make a change,” Robbie Fulks declares at the start of Now Then, his second album on Nashville’s Compass Records. This statement is familiar to anyone who follows this critically acclaimed and GRAMMY-nominated singer-songwriter’s career. Since emerging in the 1990s as a pioneer of today’s Americana movement, Fulks has consistently explored different sounds, genres, and themes across 16 albums, performing on stages from the Grand Ole Opry and Late Night with Conan O’Brien to the Hollywood Bowl and Jimmy Kimmel Live with Steve Martin, Alison Brown, and Tim O’Brien. That restless spirit lies at the heart of Now Then. Like a well-stocked jukebox in your favorite bar, the 12 songs on Now Then range from folk to power pop, jazz to old-time country. But the perspective threaded through each one comes from the realization that the time behind you spans a greater distance than what lies ahead. “It’s from an older person’s outlook, and mostly true,” Fulks says. “The tone is about 70 percent reflective, 20 percent amused, and 10 percent angry.” Indeed, the album opener “Workin’ No More Blues” quietly resists a world that demands greater conformity by the day: “Now I’m weary of those around me/And I know for sure they’re sick of me/They say I won’t do as I’m told/They say I’ve lost the thread/I’m too old.” The aged narrator of “Savannah is a Devilish Girl” — a dance between banjo and fiddle — dreams of disappearing into rural life. Love appears in the song “The Thirty-Year Marriage” as something more potent than romance. The narrator and his wife smile at young couples who don’t yet realize what only years reveal: “We didn’t fall out of love/We fell into rhythm.” A constant across Now Then is the novelist’s eye for lyrical detail. Peeling back these story songs often uncovers harsh truths, as in “Your Tormentors,” where the music’s late-night setting hides family secrets. In “That was Juarez, This is Alpine,” a narrator describes a cross-border journey into a troubled landscape of political division and historical injustice, with the music providing an epic sweep. And “Ocean City” tells a coming-of-age story set in summer 1974, narrated by a young boy. Adults drink and play gin rummy, and the boardwalk holds lifelong desires. “The girl downstairs/Has wavy yellow hair/That I’ll be seeing a long time in dreams,” Fulks sings. Throughout his career, Fulks has collaborated with some of music’s most distinguished artists, including Lucinda Williams, jazz violinist Jenny Scheinman, bluegrass pioneers Sam Bush, Jerry Douglas, Alison Brown, and Sierra Hull, singer Kelly Willis, NRBQ’s Al Anderson, and steel guitarist Lloyd Green. Now Then expands this circle with contributions from Scheinman, drummers Pete Thomas (Elvis Costello) and Jay Bellerose (Aimee Mann, Robert Plant, Alison Krauss), bassist Paul Bryan (Aimee Mann, Jeff Parker), keyboardist Wayne Horvitz (John Zorn, Bill Frisell), guitarists Duke Levine (Bonnie Raitt, Peter Wolf) and Kevin Barry (Jackson Browne, Rosanne Cash), and accordionist Pepe Carlos (La Santa Cecilia), among many others. As an ensemble, they craft intertwined musical textures that drive each song’s rhythm, highlight their personalities, and add depth. Now Then can be seen as Fulks’ proper “L.A. record,” as it’s his first complete collection of songs written since moving to Los Angeles in 2019, featuring musicians he connected with soon after arriving. “Working with people I admired on records but had never met, who I was just starting to meet — that was at the front of my mind when I started working on the songs,” he said. “They influenced me when I was trying to put the songs on the page, and later when I was bringing them to life.” Robbie Fulks has always been more than a conventional country singer and songwriter. After growing up in North Carolina and spending time in New York City, Fulks began his professional music career playing bluegrass in the band Special Consensus before emerging as a solo artist in Chicago during the mid-1990s. His early albums received nationwide praise for blending a modern sensibility with honky-tonk country. His creative partnership with the late Steve Albini resulted in a string of highly regarded albums, showcasing his sharp lyrical wit, sophisticated instrumentation, and inventive storytelling. Along the way, Fulks gained recognition for his instrumental virtuosity and powerful songwriting.

With “a voice for the gods that can transport listeners to other realms” (Boston Globe), Mary Fahl is an expressive, emotional singer/songwriter who first achieved fame as lead singer and co-founder of the mid-1990s NYC- based chamber-pop group October Project, a band known for their lush harmonies, sweeping melodies and Fahl’s unique and powerful vocals. After two records on Epic, Fahl had more freedom to pursue her own muse, whether that meant writing and recording songs for movies (including the theme for the Civil War epic “Gods and Generals”), singing arias and medieval Spanish songs for Sony Classical or releasing a unique album-length take on “Dark Side of the Moon”…
With an earthy, viscerally powerful contralto that bridges the generational gap between Fairport Convention’s Sandy Denny and London Grammar’s Hannah Reid, Mary Fahl makes music that feels timeless, esoteric and ecumenical. Her elegant, cinematic songs have a hauntingly gothic romanticism that inspired renowned writer Anne Rice to portray Mary’s voice emanating from a dead woman’s room in her 2013 novel The Wolves of Midwinter…
Over the past few years, she’s been touring and recording on her own label, Rimar Records, and her recent releases have garnered awards including an Indie Acoustic Award for Best Live Album for “Live at the Mauch Chunk Opera House” (filmed for PBS) and a 2020 Independent Music Award for her recent holiday album, “Winter Songs and Carols”. Her latest release, a Blu-ray 5.1 surround DVD, “From the Dark Side of the Moon”, brilliantly mixed by Bob Clearmountain, won the 2021 Immersive Album Audio Listener’s Choice award and was named “Immersive Album of the Year” by Life in Surround. Now she returns with “Can’t Get It Out of My Head”. In an effort to find some light and comfort during these challenging times, singer/songwriter Fahl looks back to some of the essential music that has brought her sustenance and clarity by reinterpreting songs from her greatest inspirations … Pink Floyd, George Harrison, Moody Blues, ELO, The Rolling Stones, Neil Young and others. For Mary, this is a tribute to the music that defined her as an artist.

Born in Dallas and raised in the soaking humid Piney Woods of east Texas, Michelle Shocked grew up in a large fundamentalist Mormon family before leaving home at sixteen. She put herself through the University of Texas at Austin, earning a degree in Oral Interpretation of Literature while becoming increasingly involved in political activism. Before she was a celebrated recording artist, Shocked was a fixture of the American punk underground. Flying a mohawk and a safety pin for a nose ring, while busking on the streets with her mandolin and fiddle, she sprang, fully-formed, from the San Francisco hardcore scene. She was arrested in 1984 at the Democratic National Convention in San Francisco and again at the Republican National Convention in Dallas, and the iconic San Francisco Examiner photo of her arrest, in a police chokehold, subsequently became the cover image of her debut studio album, Short Sharp Shocked. “You can be poor anywhere,” she figured, making her way to Paris to join the resistance against Reagan’s Cold War provocations: squatting in Amsterdam while working with a pirate radio collective, joining fellow pirate radio activists in Madrid to celebrate the 10th Anniversary of Franco’s death, enlisting at a women’s peace camp in Sicily, vagabonding Europe—from Finland to Morocco—on a counterfeit rail pass poached in Brixton, and survived on the remnants of the Old Left’s mutual aid network. Music was never the plan. Activism was. That unlikely journey would eventually produce one of the most unconventional careers in contemporary American music—one that has continually crossed the boundaries between folk, blues, swing, gospel, politics, faith, and storytelling while remaining defiantly independent at every turn. Activist and musician Michelle Shocked emerges with the release of her audio memoir, Bootleg This! https://michelleshocked.supercast.com/ Currently touring the show across the United States, Michelle Shocked presents a solo show that weaves a carefully-curated catalog of compositions with personal reflections drawn from her remarkable so-called career. Audacious, interactive, and ultimately deeply human, it’s a rare opportunity to experience a true iconoclast: up close, unfiltered, ever-evolving, and in her own words.

“Impressive Attention to Detail on a Melting Pot of Old, New, and Authentic Roots Songs.” — Jack Kidd – Rocking Magpie

“Walter Parks’s examination of the spirituals that built American roots show the guitarist has a historian’s head and the gravitas to pull this music off. After hearing tracks like “Early in the morning” anything else you listen to that day will sound hopelessly lightweight.” — Henry Yates – Classic Rock Magazine
The Unlawful Assembly reimagines and tributes historic spirituals and hymns which universally inspire, empower and unite. Leader/guitarist/singer Walter Parks, longtime sideman to Woodstock legend Richie Havens, is joined by featured artists drummer/producer Steven Williams, Ada Dyer on vocals who’s currently touring worldwide with Bruce Springsteen and/or Andrae Murchison on trombone.
In one live-concert experience The Unlawful Assembly entertains and informs while successfully melding roots music of divergent origins. The soundtrack to American black history – old-school spirituals, gospel, blues, and prison work chants intertwine with swamp hollers, shaped-note hymns and Appalachian reels of white homesteader origin.
Parks’ native northeast Florida swampy feel borrows from southern rock, jazz, early 70’s soul and few gospel interpretations that rest joyfully upon a foundation of modern electronic loops.
Reimagined covers and traditionals include: “Wade In The Water”, “Follow The Drinking Gourd”, “Down By The Riverside”, “Steal Away”, “Old Blind Barnabas”, “Amazing Grace”, “Higher Ground” and “Early In The Mornin’”. Walter contributes “Georgia Rice” and a co-write with Stan Lynch of Tom Petty and The Heartbreakers on “Shoulder It”.

ALASH are masters of Tuvan throat singing (xöömei), a remarkable technique for singing multiple pitches at the same time. What distinguishes this group from earlier generations of Tuvan throat singers is the subtle infusion of modern influences into their traditional music. One can find complex harmonies, western instruments, and contemporary song forms in Alash’s music, but its overall sound and spirit remain decidedly Tuvan.
Trained in traditional Tuvan music since childhood, the Alash musicians studied at Kyzyl Arts College just as Tuva was beginning to open up to the West. They formed a traditional ensemble and won multiple awards for traditional throat singing in international xöömei competitions, both as an ensemble and as individuals. At the same time, they paid close attention to new trends coming out of the West. They have borrowed newideas that mesh well with the sound and feel of traditional Tuvan music, but they have never sacrificed the integrity of their own heritage in an effort to make their music more hip.
Alash first toured the U.S. under the sponsorship of the OpenWorld Leadership program of the Library of Congress and the National Endowment for the Arts. Since then they have returned many times, to the delight of American audiences. The Washington Post described their music as “utterly stunning,” quipping that after the performance“audience members picked their jaws up off the floor.”
Alash enjoys collaborating with musicians of all stripes. Since their early partnership with the legendary Sun Ra Arkestra, they have joined forces with musicians across the spectrum—from country to classical to jazz to beatboxing. Alash appeared as guest artists on Béla Fleck & the Flecktones’ Grammy-winning holiday CD Jingle All the Way (2008). They joined Chicago’s innovative Fifth House Ensemble in a groundbreaking concert series called Sonic Meditations, and later were part of a “global jam band” which recorded the soundtrack for the video game The Pathless. Most recently, Bady-Dorzhu Ondar teamed up with beatboxer Shodekeh in a live recording of original Tuvan songs filtered through the creative artistry of hip hop musicians.
Beyond performing, Alash has a passion for teaching and promoting understanding between cultures. Their tours often include workshops in which they introduce Tuvan music to students in primary, middle and high schools, colleges, universities, and music conservatories. Children as young as 8 and 9 have learned to throat-sing. One inspired student exclaimed, “Alash opened my eyes to a whole new world!”
Alash albums: Alash Live at the Enchanted Garden (2006), Alash (2007), Buura (2011), Achai (2015, re-released on Smithsonian Folkways in 2017), Meni Mana (2020), Embodiments by Bady-Dorzhu Ondar with Shodekeh and hip hop artists (2022).

Our monthly Jazz Residency - each installment is a tribute to a different jazz legend! What is the Jazz Legacy Project?
Created in 2015 after an epiphany Justin Varnes had while teaching Jazz History at Georgia State University, the JLP has an ongoing residency at the Velvet Note jazz club in Atlanta, where they have been selling out their performances for 6 years and counting. Ditching a traditional textbook in favor of playing records and telling stories about the artists to college kids who knew little or nothing about jazz proved to be a big success. It turned out that performing the artist's music and telling their stories in between proved to be an even bigger success.
