Boutique Hotel Approved By Roswell City Council

The 120-room hotel as well as a mixed-use building would be located on 2.32 acres at Magnolia Street, Mimosa Boulevard and Webb Street.

ROSWELL, GA -- Roswell leaders on Monday gave the green light for a developer to construct a boutique hotel in the heart of the city.

Council members voted 5-0 to approve the request from Kevin Bryant for a conditional use permit to operate a 120-bed hotel on 2.32 acres at 37 Magnolia Street, 895 Mimosa Boulevard and 26 Webb Street. Councilman Marcelo Zapata was not present.

The permit was approved with several stipulations, some of which include:

  • the developer must provide 50 public paring spaces on the hotel site, in addition to the required parking spaces and submit a signed parking agreement indicating the 50 spaces will be set aside before the city issues a land disturbance permit;
  • the project will not exceed a 120-room hotel containing 73,350 square feet and the mixed-use building will not be greater than 28,124 square feet;
  • the project must provide for an entrance only allowing for right-in, left-in and right-out movements from Magnolia Street into the parking level for the hotel;
  • West Alley will not be converted to a one-way street;
  • donate right-of-way or a permanent easement up to one foot behind any sidewalk built on the property;
  • provide pedestrian connectivity to the adjacent parcel, provided that the adjacent property owner would support the connection; and
  • provide at least a six- or eight-foot sidewalk along Webb Street and Mimosa Boulevard and a eight-foot sidewalk along Magnolia Street.

Along with the hotel, a mixed-use building will be constructed on the site and will contain various commercial uses. The site is currently home to an existing Wells Fargo bank, 28 public parking spaces owned by the city and a commercial building.

A proposed site plan indicates the mixed use building will be 3.5 stories and will be at the corner of Magnolia Street and Mimosa Boulevard. Plans also call for two garden areas on the site.
