Roswell Denies 33-Home Rezoning, Approves New School Zone Speed Limits

The Roswell City Council on Monday voted to reject a request to rezone land to accommodate a 33-home development.

Council members unanimously denied a request from Traton Homes, LLC to rezone 7.27 acres on Old Scott Road at Holcomb Bridge Road from AG-43 (agricultural) and CIV (civic) to RS-4 (single family residential) to build a single-family subdivision with 33 lots.
According to city staff, the proposed plan would have required rear access for all homes in the development and would have required 74 parking spaces.

The Roswell Planning Commission at its Nov. 17 meeting recommended approval of the request.
Council members also approved the second reading to amend a section of the speed limits appendix of the city’s ordinance. The amendment would change the speed limit for school zones located along state routes to be no more than 10 miles per hour below the posted speed limit.
For example, the existing school zone on S.R. 140 at Holcomb Bridge Middle School would be changed from 25 to 35 miles per hour and the new school zone along S.R. 9 from 280 feet south of Thomas Drive to 570 feet south of Alpine Drive would be raised from 25 to 30 miles per hour.
The posted speed limit along S.R. 140 is 45 miles per hour; on S.R. 9, the speed limit is 40 miles per hour.
The Georgia Department of Transportation explained to Roswell officials that as radar permits are being renewed, they are requiring consistency throughout the state on state routes.
In most cases on state routes, the maximum speed reduction in school zones allowed is 10 mph below the posted speed limit.
