It has been a little too long since I posted a blog, and honestly, part of that is because I never want to post just to post. I would rather share something useful than fill space with fluff.

Now that the spring market is heating up, there is one topic I’m seeing over and over again that absolutely needs to be talked about:

More specifically, the frustration buyers feel after losing out on home after home.

You finally find a house you love. You make an offer. You get excited. Then you hear:

“We received multiple offers.”
“Your offer was not selected.”
“The seller went another direction.”

After that happens a few times, buyers start wondering if the market is impossible.

There is a major difference between a basic pre-approval and a fully vetted buyer.

The strongest buyers often have:

  • Income verified
  • Assets verified
  • Automated underwriting completed
  • Proof of funds ready

Even better, when the lender calls the listing agent directly to reassure them the file is solid.

Larger Down Payment

A stronger down payment can help show stability and reduce financing concerns.

Escalation Clauses

An escalation clause can increase your offer automatically if competing offers come in.

Used correctly, this can be effective. Used emotionally, it can backfire.

Appraisal Gap Protection

If you offer well above asking price, sellers may want reassurance you can cover a low appraisal.

Without that protection, some high offers are not taken seriously.


Home Sale Contingencies Can Hurt in Competitive Markets

If your purchase depends on selling your current home first, that adds uncertainty for the seller.

Now they must worry about:

  • Will your home sell?
  • How long will it take?
  • Will your buyer close?

That does not mean you cannot win, but if a home sale contingency can be avoided through planning or financing options, it often improves your position.

Many people assume cash always wins.
