Lemont Approves Sale Of Properties At Route 83 And Main
Bluestone Single Tenant Properties offered $2.7 million for the village-owned properties at Route 83 and Main Street.
LEMONT, IL — At its board meeting Jan. 27, the Lemont village board approved three purchase contracts for the 16 acres of village-owned property at the northwest corner of Route 83 and Main Street. According to board documents, the village published a request for proposals in October, and the only proposal was from Bluestone Single Tenant Properties.
The three contracts include a contract for parcel A, which is 9.1 acres. Board documents state the intended uses for the property are industrial or distribution centers. The second contract is for parcel B, which is 5.8 acres, and intended uses include a convenience stores and fuel center with no overnight parking, as well as retail.
Lastly, the third contract is for parcel C, which is 1.6 acres. The intended use is retail, according to board documents.

Bluestone Single Tenant Properties offered $625,000 for parcel A, $1,500,000 for parcel B, and $575,000 for parcel C; coming to a total of $2.7 million. The village has invested $7.5 million on the properties over the last several years.
Trustee Dave Maher asked if anyone else had inquired about the property after the proposal deadline.

"We have folks that are interested in purchasing one corner of it or a piece of it," Economic and Community Development Director Jason Berry said at the meeting. "But not to take the whole 16 acres, no."
Mayor John Egofske added those potential buyers can work with the developer if they want to.
"This property, the village owned quite a bit of investment in it," Egofske said. "Very excited to get it developed. We have the ability, in short order, to recoup our investment."
Egofske said sales tax and real estate TIF money will help the village recoup the costs.
According to board documents, the village acquired the properties between 2011 and 2015. The village started marketing the site in 2017.
