More Warehouses For Cherry Hill Business Park

NEW LENOX, IL - All the growth and development around New Lenox conjures up images of new homes, the Silver Cross Hospital medical campus, the CVS Pharmacy along Route 30 and, of course, the village's big prize, Cooper's Hawk Winery & Restaurants. But something else excites Mayor Tim Baldermann. It's the continued expansion of the Cherry Hill Business Park along West Haven Avenue off Gougar Road.

Last week, New Lenox Patch met up with the mayor at the site of the latest major construction project inside the Cherry Hill Business Park.

Northern Builders is constructing a spec building that's almost done.

"Well, we're really excited about all of the growth happening in New Lenox," Baldermann said. "Our residential growth, our commercial growth, our hospital growth, the medical campus is booming and our industrial growth as well.

"Here in the Cherry Hill Business Park, for example, Northern Builders this year had put up a 171,000 square-foot building; 50,000-square-foot of that has already been leased. And they've got some prospective tenants for the rest.

"Right next door to it, Northern, later this year, is going to construct a 200,000 square-foot building, very similar to this one."

The new distribution warehouse is across the street from the Michael's distribution facility.

So, why is the Cherry Hill Business Park so important to the village?

"It's very important for our tax base, as well as local jobs," Baldermann said. "We haven't allowed any type of industrial growth to penetrate the village, other than this business park right here. We have offers all the time to put up trucking terminals and distribution centers deeper into our community, but we're not going to allow that to happen."

Instead, it makes the most sense to see the Cherry Hill Business Park thrive and expand, the mayor said.

"It keeps that truck traffic to this one area of town close to I-80," Baldermann explained.

"This additional 200,000 square foot (facility) should start this year in fall of '18. This is a great business park. Northern Builders does an amazing job, and we're just excited that they're continuing to expand."
