As a realtor, one of the most common questions I get is “Can I sell my home As-Is?” My answer usually goes something like this: “You certainly can sell your home As-Is but do you really want to?”

I have owners come to me with homes in need of costly repairs. Some of those people aren’t interested in the time and hassle involved with getting the repairs done. Others just don’t want to put the money into a home they are selling – they’d rather put the money into the home they are getting ready to move in to. Understandable.
I also have homeowners come to me with a house that’s in perfect condition, but just don’t want to deal with the appraisals and subsequent repair requests that can still come along. Again, I understand.

So what’s a seller to do?
In my opinion, if you are looking to attract a buyer willing to pay top dollar, I don’t think selling As-Is gives the best up-front advertising to attract your buyer.
Let’s look at the facts in these two scenarios:
If Your Home Needs Work …Fact #1 – You will need to reduce your list price to compensate for its condition. It has been our experience, that amount will be far greater than the expense to do the repairs.
Fact #2 – You will eliminate a pool of buyers that want a “move-in ready” home (keep in mind you want to appeal to the largest possible group of buyers).
Fact #3 – You will attract investors – but, remember, they need to buy cheap – investors don’t pay top dollar!
If Your Home Does NOT Need Work…

Fact #1 – Even if the home shows perfect, you will still leave the buyer wondering if there is something you’re hiding (remember buyers are inherently skeptical – aren’t you?)
Fact #2 – An uneasy buyer will be more hesitant about paying top dollar thinking there could be something lurking after the fact
Bottom line is….
If you want top dollar, you have to show like top dollar.
The best homes will sell in any market, so put your best foot forward to help ensure your chances of attracting the right buyer and top market dollar.
