Luxury Apartments Set for Baltimore Crossroads @ 95

The Arbors will include 365 units along Route 43; first residents are expected to move in by October.

The Bethesda-based Somerset Construction Co. has started work on a $60 million luxury apartment complex located at Baltimore Crossroads @95, a mixed-use development along Route 43 in White Marsh.

The Arbors at Baltimore Crossroads will include 365 units with apartments ranging from 510 to 1,565 square feet with options to rent units with one to three bedrooms. Somerset president Michael Caruthers said he expects the first residents to be able to move in starting in October with rent ranging from $1,100 to $2,000 a month.

The master developer of Baltimore Crossroads, Somerset hopes to attract some of the approximately 1,400 employees that work in the development, along with those that live and work in eastern Baltimore County, including Essex, Middle River and White Marsh.

“We plan on being here for the long-term and want these apartments to be the best in Baltimore County,” said Caruthers during a recent visit with the Bowleys Quarters Improvement Association. “There is demand for these type of apartments and those that work in Baltimore Crossroads has shown a desire to live closer to where they work.”

The Arbors at Baltimore Crossroads will be managed by Bozzuto Management and is designed in a "Texas Doughnut" configuration. This means the apartments will be built around a six-story parking garage, which allows residents to park and live on the same level of the building.

“Somerset Construction and Bozzuto Management are showing great confidence about the positive direction of the residential real estate market, and this development will be a real boost in the continued recovery of the local real estate sector,” said Baltimore County Executive Kevin Kamenetz in a statement.

Among the amenities planned for the community are a fitness center with locker rooms, a multi-media center with 110-inch viewing screen, a billiards room and a business center.

In addition, there are plans for multiple child play areas, and a pet spa with pet washroom and dog run. Additionally, there will be a resort-style, multi-tiered swimming pool with sunning decks, outdoor living areas and multiple grills, along with an outdoor Zen garden, tot lot and car wash area.

“Right now, Baltimore Crossroads is dark after 5 when people go home from work,” Caruthers said. “We believe The Arbors will change that and encourage even more businesses, such as restaurants, to come to the development.”

Caruthers said he wants The Arbors at Crossroads to be known as an environmentally friendly community.

The development is being constructed to achieve LEED Silver certification, which would include energy-efficient heating, ventilating and air-conditioning (HVAC) and hot water systems, combined with low-flow plumbing fixtures and Energy Star appliances designed to reduce monthly water, gas and electric bills. In addition, air filtration systems and the use of low volatile organic compounds (VOC) paints and carpeting will create healthier indoor environments.

The development will even include an electric car-charging station to encourage the use of electric-powered vehicles. The expected cost for an overnight charge is $1.50 per vehicle.

The environmentally friendly components were an attractive feature for many community groups in the Essex-Middle River area.

“I didn’t know there were plans for a residential community along Baltimore Crossroads, but they appear willing to do whatever they need to be a good neighbor,” said Rocky Jones, president of the Essex-Middle River Civic Council.

The Arbors at Baltimore Crossroads will be the latest addition to the 1,000-acre mixed-use development. Located between White Marsh and the Middle River waterfront along Route 43, Baltimore Crossroads @ 95 supports more than 6 million square feet, consisting of office, flex, research and development, warehouse, industrial, hotels, retail villages and luxury apartment homes.

Caruthers said Somerset, along with the Baltimore Crossroads’ other developers —St. John Properties Inc., First Industrial Realty Trust and Chesapeake Real Estate Group—believes that the apartments will also attract additional businesses, including restaurants, to set up shop nearby. 

The developers' goal is to eventually have 15,000 workers employed there. BGE Home, Danfoss Inc., CDS Logistics Management Inc., Tire Distributors Inc. and United Cerebral Palsy of Central Maryland are among the employers that have a presence at Baltimore Crossroads @95.

“We will have an ideal mixed-use development that we believe will attract additional high-quality businesses to Baltimore Crossroads,” Caruthers said.
