2 Leases Signed At Warehouse Under Construction On I-95 At MD 43

Construction is nearly complete for the first warehouse on the parcel of land off Interstate 95 near the White Marsh Boulevard exit.

WHITE MARSH, MD — The first tenants have been announced for the development off Interstate 95 at MD 43 near White Marsh. Construction of the first building on the site is nearly complete.

Previously, the land off the interstate near the White Marsh Boulevard/MD 43 exit was slated to be the site of Paragon Outlets. When that fell through and the property changed hands in 2018, a new plan emerged for an industrial campus called Nottingham Ridge Logistics Center.

Construction began in May 2019, according to a statement from developer Atapco Properties and property management company Chesapeake Real Estate Group. When complete, the campus will include two warehouses on the 52-acre parcel of land.

The first warehouse is anticipated to be finished by the end of February, at 5301 Nottingham Drive.

This week Atapco and Chesapeake Real Estate Group announced the building is 67 percent leased since two companies — VeluxUSA and KCI Technologies — each signed contracts on the space.

Velux USA will house a showroom and distribution center in 65,000 square feet. The South Carolina-based company specializes in skylights and roof windows.

“Consumers now demand next-day and even same-day delivery of products that are purchased online," Vice President of Development at Atapco Properties Armin Groeschel said in a statement. To achieve that, Groeschel said they need "strategically positioned sites positioned near major population centers."

About 750,000 people live within a 10-mile radius of the Nottingham Ridge Logistics Center site, and nearly 7 million people are within a 50-mile radius, according to the developers. Three ports are within 90 minutes of the campus — Philadelphia; Wilmington, Delaware; and Baltimore.

In addition to Velux USA, developers said another tenant is moving into 5301 Nottingham Drive.

KCI Technologies will lease 45,000 square feet of warehouse space for its engineering, planning and construction services. The company is headquartered in Baltimore County, in Sparks.

"Strong consumer confidence continues to fuel the historically-high activity we have experienced regionally," Groeschel said.

In 2019, Baltimore-based real estate company CBRE reported the Baltimore industrial market broke a record for occupancy gains, with 9.5 million square feet. The previous record was 6.6 million square feet. Real estate analysts said they anticipate "broad demand that is expected to continue in 2020."
