EYA to Begin Workforce Housing Sales at Westside at Shady Grove Metro

Deadline for application submission extended until Nov. 8

The developer of the 45-acre Westside at Shady Grove Metro community, EYA, will soon make workforce homes available for public sale. In partnership with Montgomery County Department of Housing and Community Affairs (DHCA), a total of 25 workforce homes will be sold at Westside, of which four are included in initial sales.

This is the third time that DHCA has worked with a developer to offer workforce housing in a Montgomery County community.

The Westside at Shady Grove Metro homes are designed to introduce affordable housing in the moderate income range, slightly above the County’s MPDU program, but below what are normally market-rate income ranges.

For example, an eligible household with four people can earn between $76,500 - $131,000. Income brackets for a variety of household sizes have been established and can be found in the Consumer Information Packet.

The initial four homes will be sold at $411,482 for a new-construction, three-bedroom, two and one-half bath residence. Named “The Allen,” the home includes garage parking and a rooftop terrace and will be built to eco-friendly LEED for Homes® standards. Buyers will have the opportunity to choose options. Other market-rate residences within the development at Westside range from $574,900 to $819,900.

The Westside at Shady Grove community will eventually be home to over 1,200 residential townhomes and multi-family homes and over 40,000 square feet of new retail all within walking distance of the Shady Grove Metro Red Line station.

“We have completed numerous award-winning, mixed income neighborhoods in the Washington Metropolitan area in recent years and are excited to bring this opportunity to Montgomery County and Shady Grove,” said Preston Innerst, EYA Vice President of Sales and Marketing.

For assistance with pre-qualification and the application process, prospective buyers can visit the Westside at Shady Grove Metro sales center located at 16658 Crabbs Branch Way in Rockville. The sales center is also open daily from 11 a.m. to 6 p.m. Appointments can be made in advance by calling (301) 208-1200 or emailing westside@eya.com.

Interested buyers must provide all requested documentation to the Westside at Shady Grove sales center by Nov. 8, 2015 (extended deadline from prior Nov. 2). Once Montgomery County reviews the applications and someone is deemed eligible, they will then be issued a “Certificate of Eligibility” and may be entered into the “Random Selection Drawing” to determine which purchasers will be offered the opportunity to purchase. A one percent earnest money deposit will be required to enter a sales agreement, in addition to 50 percent of all options.

EYA expects the first workforce homes will be ready for occupancy in spring 2016.
