The best time to sell your house is when you are absolutely ready. But if you’re ready, and trying to time the market, there are a few things to consider.
People generally assume that Spring is the optimal time. But keep in mind that there will be more competition then. Buyers looking for a home in the winter months are usually pretty serious and need to make a decision - we’ve written offers on New Year’s Eve, and negotiated over Thanksgiving turkey for our Sellers.
At the moment, we’re finding Towson home buyers are out there and ready, but there is very little inventory. Web traffic on our listings has increased dramatically, phone calls from buyers entering the market are pouring in, and over the past few weeks, we’ve had competition on many contracts we’ve written.

Within the next few weeks, Towson real estate inventory will increase, and those new listings are likely to be snapped up quickly, and for top dollar. At some point during the typical spring listing surge, however, Towson home buyers start expecting it to be ‘raining new listings.’ And at some point every spring, they get into a mindset of “there will always be more new stuff to look at.” We know the turnaround has come about when buyers start to ask us “what’s wrong?” with a house that has been on the market more than a couple of weeks!

If you intend to list your home this spring, it may well be better to beat the competition to the market, while there is less inventory, anxious home buyers, and few distractions.
Just remember, however, a home on the market cannot be a work in progress; you’ll never get an opportunity to re-interest a home buyer turned off by something avoidable. When the home is de-cluttered, clean, and show ready, you can welcome potential home buyers with confidence.
