Developer Proposes Framingham Mixed-Use Apartment Building

A proposal for a six-unit building along Waverly Street was discussed at Thursday's Planning Board meeting.

FRAMINGHAM, MA — A small mixed-use apartment building may soon sprout along Waverly Street in Framingham.

Newton-based developer Charles Zammuto appeared before the Planning Board on Thursday to discuss his proposal to construct a six-unit building at 804 Waverly St. The parcel contains a single-family home that would be torn down.

According to plans, the building would be three stories with a 475 square-foot space for a non-residential use at the ground level — most likely some type of home-office space. The building would contain four two-bedroom units and two one-bedroom units, plus 12 parking spaces.

The Planning Board members largely gave the development high marks for being at-scale with the neighborhood and along a corridor that already contains some mixed-use buildings.

Members and Kristina Johnson and Shannon Fitzpatrick said the development was being fit into a very tight space. District 8 Councilor John Stefanini joined the meeting to ask the developer meet with neighborhood residents about the plans, in particular to discuss parking and traffic issues.

If approved, the development would be one of the first mixed-use buildings in Framingham approved since the expiration of the apartment moratorium last year.

The project next go before the Zoning Board of Appeals (ZBA) on Wednesday at 7 p.m. Zammuto needs a variance from the ZBA to build on the lot — and hold the meeting with neighbors — before the Planning Board will issue a final approval.
