Spring Street neighbors encourage Medfield residents to vote in favor of Article 23 at the Annual Town Meeting on Monday, April 29th.

Dear Editor,
At the Annual Town Meeting on April 29, the Planning Board (PB) will propose an amendment to the zoning bylaw to create the Upper Spring Street Overlay District. This covers the area of Spring St. from Olde Village Square north to Baxter Park and is bounded by Spring St. and the railroad tracks. The amendment will return zoning in the district to that which existed prior to the 2017 town meeting change.

1. The area defined by the overlay district is uniquely well suited for multi-family development. The area contains 3 condo developments and is bounded by Rt. 27 and the railroad tracks.
2. There exists a demand for housing in Medfield and throughout the area which continues to grow. Multifamily housing is particularly in demand and it is notable that condo development in town has had a minimal impact on the school population.

3. The town would earn a Housing Choice designation which would make Medfield eligible for Housing Choice Capital Grants.
4. Multifamily development here would be subject to inclusionary zoning which will help the town meet its 40B requirement.
5. The Planning Board will have extensive review criteria over any new multifamily development.
6. The Warrant Committee voted unanimously to support this amendment.
We support this zoning amendment as proposed by the Planning Board and supported by the Warrant Committee.
