ZBA Board Deliberations on LCB Senior Living Facility!
The Zoning Board of Appeals will hold its meeting re LCB Senior Living facility on Thurs., June 21st at 7pm in the Public Safety Building.
Board Deliberations by ZBA on LCB Senior Living...
On Thursday, June 21st at 7pm, the Zoning Board of Appeals (ZBA) will hold "Board Deliberations" on the continuing LCB Senior Living of Norwood special permit request. This meeting is a continuance from the Public Hearing which was on May 23, 2018. Prior to this, ZBA has held eleven previous meetings on this topic.
Below is a summary of the May 23rd Public Hearing held at Blake Middle School in which approximately 50-75 residents attended.
The Zoning Board of Appeals listened to the applicant, LCB Senior Living give their presentation, followed by the public questions and comments.

There were three resounding issues mentioned by both the ZBA members and many Medfield residents. They were:
Overflow Parking – Residents are concerned that the design may not allow for enough parking and based on the site location of Rt 109, residents are concerned about where cars would park. Many asked what has LCB done in regard to a plan for overflow parking and the answer given didn’t suffice. LCB sited they would find other locations to have staff park remotely and shuttle bus their employees to the site, but when pressed on the topic, they explained that they have not looked into this yet.

Potential Home Value Impact – Abutters and other neighbors in the area expressed their concerns that they will lose value on the resale of their homes if this facility is built. The residents based their concerns on the size of the facility which is proposed as 35’ in height - plus another 10’ to screen the rooftop machinery - and traffic concerns and congestion on Rt 109.
Historical / Architectural – Medfield residents expressed great concern of this facility being proposed on such a historical area in town. The proposed facility would tower over the Peak House and one resident commented , “Its like Plymouth Rock to us!” showing his dismay on this location. Numerous other residents stated they are not against a senior living facility being built in town, but this site is not the place for it to be built as it will adversely affect the rural look of East Main Street.
LCB’s Ted Doyle, Vice President of Corporate Marketing & Communications, other LCB employees, and their Attorney, Ted Cannon spoke to each of these concerns. The Public Hearing was closed, and a future ZBA meeting will be held with Board Deliberations.
