Milton, MA Real Estate Market - April 2013 Infographic

The Milton, MA real estate market is picking up as spring approaches. Check in on the market with our in-depth statistical analysis.

A few months back I brought you some statistics on the Milton, MA real estate market in typical bar graph form.  In the end, like most standard bar graphs it didn't really speak to me.  As such I'm going to switch up the format for my Milton, MA real estate updates to something more graphical in nature.  See our first example above with our April 2013 infographic.

As we dive into the numbers we can see that unlike Boston to the North whose market is firing on all cylinders already we're seeing a bit of a plateau in Milton over the past 3 quarters with the median price holding steady in the mid $500,000s.  With inventory currently sitting at 66 we should see a slight uptick in median price going forward, along with a slight decline in days on market and if the inventory continues to shrink those looking to purchase will be forced to buy quicker and buy for a more hefty price tag.  Exactly the conditions buyers are being confronted with in most of the Boston real estate market today.  If inventory continues to skew downward in the coming months expect the Milton real estate market to speed up with properties going under agreement faster and for more money.  If inventory stays steady, we may see Milton become a place for buyers to find a well needed deal in an otherwise strong seller market.

Our 3rd graphic this month is a head to head look at both Dedham's and Milton's active markets.  With a very similar inventory each town has approximately 25% of the active market represented by "flagged listings" or listings which have remained listed as active while completing contingencies on a previously accepted offer.
