NOTICE OF HEARING
In accordance with the provisions of M.G.L., Chapter 40A, S.11 and the Needham Zoning By-Laws, Sections 7.4, 1.4.6, 3.2.6.2 and 5.1.1.5 the Needham Planning Board will hold a public hearing on Tuesday, February 7, 2012 at 7:30 p.m. in the Charles River Room of the Public Services Administration Building, 500 Dedham Avenue, Needham, Massachusetts, regarding the application of Grass Roots Performance Training LLC d/b/a Pure Performance Training, 120 Myrtle Street, Unit 3L, Waltham MA 02453, for a Special Permit under Site Plan Review, Section 7.4 of the Needham Zoning By-Law.
The subject property is located at 77 Charles Street / 19 Wexford Street, Needham, MA 02492, Needham, MA. The property is shown on Assessors Plan No. 77 as Parcel 33 containing 46,647 square feet and is found primarily in the Mixed Use – 128 Zoning District and a small portion in the Highland Commercial – 128 Zoning District. The requested Major Project Site Plan Special Permit, would, if granted, permit the Petitioner to operate a “by appointment only” indoor athletic or exercise facility comprising approximately 5,753 square feet of the existing one-story building located on the property. Trainers and clients will work primarily on a one-to-one basis. The Applicant is also proposing one small group training class (5 students or less) in the morning and one in the evening.
In accordance with the Zoning By Law, Section 1.4.6, a Special Permit is required for an alteration, enlargement or reconstruction of a non-conforming building. In accordance with the Zoning By Law, Section 3.2.6.2, a Special Permit is required for an indoor athletic or exercise facility in the Mixed Use-128 Zoning District. In accordance with the Zoning By Law, Section 5.1.1.5, a Special Permit is required to waive strict adherence with the off-street parking requirements of Sections 5.1.2 and 5.1.3. In accordance with the Zoning By Law, Sec¬tion 7.4, a Major Project Site Plan Review is required.
Copies of the plan are available upon request in the office of the Planning Board during normal business hours. Interested persons are encouraged to attend the public hearing and make their views known to the Planning Board.
