Downsizing: A Look at Smaller Homes

Last week, This week, we're looking at the other side and checking out small home sales.

Smaller homes, it seems, don't do as well, according to local realtor Lisa Sevajian.

"Most seem to start their search thinking they want to go the affordable smaller route yet few seem to actually jump in and buy a smaller than average home," Sevagian said. "Often times people stretch to increase their budget to buy larger property. The smaller homes tend to come with smaller closets and smaller kitchens. These two features are not very 2012 buyer friendly. In a world where home buyers watch endless HGTV and hear how important it is to buy a house perfect for entertaining, the smaller homes provide a shock to their systems when they realize that manageable isn't always as flashy."

But there are still advantages that can be found in a smaller home, in addition to price. Someone just looking for a starter home may prefer a smaller, more affordable home. A recently divorced person or even a young married couple may also prefer less space. And a smaller home that has an unfinished attic or basement has the potential for easy living expansion, Sevajian added.

And of course there is affordability.

"There are an abundance of smaller homes on the market in town at the moment priced under $300,000," Sevajian said. "For the first time in a very long time, buyers can find some move in condition property around 1,500 square feet that is both affordable and manageable."
