Is September a good month to sell a home?

You've heard the comments - I'm thinking of selling my house; I wonder if this is a good time to sell; my neighbor's house sold in 10 days!

Whether your Plymouth home is already on the market or whether you're thinking of listing your home for sale, September is most definitely a prime time for selling. As the summer vacation season comes to an end and people start to resume their "normal" activities, many home buyers will start to focus their attention on making a purchase in time to be settled in before the holiday season begins. If you are selling, the most important thing you'll need to do is price your home aggressively in order to get results. It's common for a homeowner to think their home is worth more than what their real estate professional recommends. The recent data tells the story and savvy buyers are watching the data every single day. Your primary goal should be to beat your competition.

The second most important thing to consider when selling your home is the condition of the home. A home that is de-cluttered and not showing signs of disrepair stands a far better chance of selling closer to the asking price than a home that shows poorly or is in need of numerous upgrades. It is not out of the question to expect a sale price that is 96 percent or higher of the asking price. Lastly, if you are selling your home this Fall, go into the process with a positive attitude and the full expectation that your home WILL sell. Preparing your home for sale is hard work, but along with proper pricing and a teamwork approach with your Realtor, it is a key factor in achieving a sale.
