SHREWSBURY, MA — Shrewsbury’s housing market showed mixed signals in March 2026, with fewer homes changing hands but stronger pricing and more listings compared to last year, according to new data released by the Massachusetts Association of Realtors.
Only 9 homes were sold during the month, a 25.0% decrease from the year-ago period, reflecting slower transaction volume in the local market.
Despite the dip in sales, prices continued to climb. The median sales price reached $780,728, a 35.2% increase from the same period last year. That jump highlights continued demand for limited inventory in the community, even as overall buyer activity cools.

Inventory also expanded significantly. There were 34 homes listed for sale in March, up 47.8% from a year earlier, giving buyers more options than they had during tighter market conditions in 2025.
The combination of rising prices and growing inventory suggests a market that is beginning to rebalance—offering slightly more choice for buyers, but still favoring sellers on pricing.
Shrewsbury’s trends mirror broader Massachusetts housing patterns, where spring typically brings more listings even as affordability challenges and higher mortgage rates continue to weigh on sales activity statewide.
“This increase in new listings comes at the start of the spring market, and points to a surge in activity in the months ahead,” said Kristen Keegan, 2026 president of the Massachusetts Association of Realtors. “While closed sales continue to decline, warmer weather and more homes hitting the market are key signals that we will see renewed interest following a harsh winter across Massachusetts.”
Keegan added that March typically marks the beginning of increased buyer and seller activity, noting that rising inventory could help support a rebound in closed sales in the coming months.
