WAYLAND — The local housing market saw a sharp uptick in activity in March 2026, with home sales surging year-over-year even as inventory tightened significantly, according to new data released by the Massachusetts Association of Realtors.
There were 7 home sales in Wayland last month, marking a 250 percent increase compared to the same period last year, signaling a strong rebound in transaction activity heading into the spring market. At the same time, the median sales price rose to $1,401,000, up 11.4% year-over-year, underscoring continued upward pressure on home values in the affluent suburban market.
On the supply side, conditions tightened further. The number of homes for sale fell to just 11 listings, a 50 percent decline from a year ago, limiting options for prospective buyers and helping support higher prices.

The data reflects broader regional trends across Massachusetts, where limited inventory continues to shape competitive conditions even as buyer activity fluctuates seasonally.
Market analysts note that the combination of rising sales and shrinking supply often points to a competitive environment, particularly in high-demand communities like Wayland, where well-priced homes can move quickly even as overall affordability remains a challenge.
