Ideally you would put on a new roof, but if you don’t want to spend the money and you think cleaning it will help the appearance, you can hire a professional to do that for you for around $500 for the average roof.

If you choose to leave your roof as is, and it does need to be repaired or replaced, the appraiser will note this on the appraisal and deduct the repair or replacement amount from the value of your home. This could result in an offer that does not appraise at the sale price.

The best advice is to make sure your roof is in good repair if you want to sell your home – don’t leave it up to chance.
