24-Unit Residential Buildings To Replace Retail In Hillsborough

This brings the Hillmont project off Route 206 North to a total of 199 units with 48 affordable housing units.

HILLSBOROUGH, NJ — Two new residential buildings containing 24 units will be built in Hillsborough, replacing a plan to build two retail buildings.

The Hillsborough Planning Board unanimously approved the application change at its Dec. 5 meeting.

The application by Hillsborough 206 Holdings, LLC for the property at 871 Route 206 North / 2 Schindler Court was previously approved in 2019. The original plan for the Hillmont project was to build 175 units along with three retail buildings.

"COVID happened. A lot of things happened and we weren’t getting traction on the retail despite our best efforts," said Richard Hoff, who is representing the applicant.

Then Hillsborough 206 Holdings, LLC amended its application to eliminate the construction of two retail buildings on the property, and in lieu of, proposed the construction of two additional residential buildings to contain 24 units, of which 6 will be affordable units.

The construction site is already disturbed with the 175-unit residential buildings, a clubhouse, and one retail building already completed.

The retail building will remain and the pad sites for the other two retail buildings will be changed to residential buildings.

"We are here tonight to effectively swap out the non-residential for residential," said Hoff.

Each residential building will have 12 units with a total of 24 units, of which 6 are affordable, said the applicant's Engineer James Ward.

"This would bring the entire project up to 199 units and 48 affordable," said Ward.

Planning Board Attorney Eric Bernstein noted that the affordable housing would go toward the Township's round 4 affordable housing obligation, which runs from 2025-2035.
