July Single Family Home Market Trends for Holmdel and Hazlet

Our intention today is to give you a snapshot of the monthly statistics for your local real estate market.  Below is a comparison for July 2013/2012 closed single family home sales for Holmdel and Hazlet. (DOM=days on market)

Holmdel: *Closed Sales for the month of July: 

• July 2013:  24 single family homes sold with an average sale price of $836,587. vs an average list price of $878,192. with an average 87 DOM
• July 2012:  15 single family homes sold with an average sale price of $662,109. vs an average list price of $695,900 with an average 110 DOM

• There are currently 44 homes under contract with an average list price of $693,320. with an average 61 DOM.
• There are currently 115 homes available with an average list price of $1,061,480. with an average 120 DOM.

Hazlet: *Closed Sales for the month of July:

• July 2013: 17 single family homes sold with an average sale price of $307,782. vs an average list price of $317,888. with an average 56 DOM
• July 2012: 12 single family homes sold with an average sale price of $307,677. vs an average list price of $323,875. with an average 118 DOM

• There are currently 52 homes under contract with an average list price of $301,773. with an average 52 DOM.
• There are currently 73 homes available with an average list price of $322,810. with an average 102 DOM.
