Before every listing presentation, I pull up a slide showing public trust rankings for various professions. Real estate agents don't rank particularly high - we're somewhere above used car salesmen but below lawyers. That's the reality we work with in this industry.
But here's why it matters: most people focus on commission rates, marketing strategies, and comparable sales when hiring an agent. Trust should actually be the foundation of everything else.

A Real-World Example
Let me show you how the wrong approach can cost sellers money. Say I have a listing I believe is worth $1.1 million, but the seller's Zillow estimate shows $989,000.
An agent focused purely on getting the deal done quickly might say: "That Zestimate looks good. Let's list at $989,000. And by the way, I have a buyer for your home." They bring their buyer through before it hits the market, get an offer at $1.03 million, and cut their commission since they're representing both sides.

The seller feels great - $40,000 over asking and commission savings!
But if we'd put that house on the market properly and exposed it to all potential buyers, it might have received four offers with the highest at $1.2 million. The difference? $170,000 left on the table.
Our Approach
Our philosophy is straightforward: put the house on the market, expose it to as many qualified buyers as possible, and create competition. That's how you maximize value for sellers.
Sometimes sellers want the certainty of that early offer. I'm direct about the tradeoffs: you can accept it, but you should know you might be leaving money on the table. Ultimately, it's their decision: I just make sure they understand what they're choosing.
