Understanding the Current Buyer Landscape

Before diving into the numbers, it is important to understand who is buying. Right now, we are seeing a stark divide in buyer demographics and their corresponding behaviors. Selling a home can be an emotional process, and understanding the psychology of your potential buyer is crucial to a smooth transaction.

  • Growing Families: Buyers looking for more space to accommodate their growing families are acting with high urgency. They tend to make decisions much faster and are far more willing to make compromises on certain features to secure a home.
  • The Downsizers: On the other end of the spectrum, we have a massive wave of downsizers. These buyers are typically leaving homes they have spent years customizing and loving. Understandably, they are highly particular about their next move, not in a rush, and lack motivating external factors to force compromises.

Seller Tip: If your home appeals primarily to downsizers, prepare for a slightly longer time on the market. These buyers often return for second or third showings and take their time weighing their options.

By the Numbers: Inventory is Rising

For this update, we are looking at data across Morristown, Chatham, Madison, Harding, Morris Plains, Mendham, Chester, Bernardsville, Basking Ridge, and Randolph.

The biggest headline this week is a much-welcomed boost in supply.

  • Active Inventory: 234 homes are actively on the market. This is a staggering 24% increase and one of the biggest gains we have seen in quite some time.
  • New Listings: 75 new homes hit the market this week (a 34% increase over the prior week). Of these, 55 are single-family houses and 20 are condos/townhouses.
  • Average List Price: The average list price of these new homes sits at $1,305,000, which is a 17% decrease from last week.

While this influx of new homes is great news for buyers, it does not mean properties are lingering. Many of these homes are flying off the shelves immediately, though some are taking a few weeks to find the right buyer—which is a completely normal timeline in a balanced market!


Sold Data: Bidding Wars Are Still the Norm

Despite the rise in inventory, demand remains incredibly strong for well-presented properties. This past week, 18 homes successfully closed (an 80% jump from the prior week).

On average, homes sold for 9.7% above their asking price. The average list price for these sold homes was $1,076,000, while the average closed sale price jumped to $1,167,000.

Every single town that recorded a sale this week saw homes close above the asking price. Here is how the competitive premiums broke down by municipality:

Buyer Tip: If you are making an offer in highly sought-after areas like Chatham or Morristown, you must be prepared to go well above the asking price. However, keep in mind that a home's final sale premium is heavily dependent on how aggressively it was priced from day one.


Looking Ahead: Under Contract & Days on Market

To see where the market is heading next week, we look at the homes that just went under contract.

  • Under Contract: 45 homes went under contract this week (a 7% increase).
  • Average List Price: $1,369,000.
  • Average Days on Market (Under Contract): 45 days.

While the sold properties this week closed after an average of just 19 days on the market, the homes currently going under contract sat for an average of 45 days. We have been spoiled over the last few years into thinking homes must sell in a single weekend. A few weeks—or even a month—on the market is not out of the ordinary, especially for unique properties or those targeted at downsizers.
