One Warehouse Too Many Lanidex 20-30, and 30 year PILOT Deals

In this residential community zone, how can the "highest best interest" be a warehouse and not affordable housing?
Our Mayor has also ignored another factor in the reasoning of affordable locations; as opposed to his fear tactic, and quick to make deals with corporate developers at the expense of the trusted community. Parsippany's scorched earth policy of anything but affordable housing has work against community from waterview to his re-election.

The warehouses, or any commercial development, increase the municipal affordable housing obligation factoring the anticipated number of new employees. I don’t know what the ratio is, but it is a factor. So, not only is the commercial development (warehouse) not affordable housing, but it increases the obligation, expanding the unmet need.

When one hears the alterations, fabrications and disturbance required to fit this location into a warehouse, it seems absurd, or is it contractors lining up for work by any means necessary for more short-term jobs with long term detriment to the community?

Back to the Lanidex 20-30. It's location ignores the State guidelines, for example; Given the public health and safety concerns, reviewing boards should ensure that proposed truck routes can be identified that are away from downtown centers, residential areas, historic districts, school zones, recreational parks, daycare centers, places of worship, and overburdened communities (especially those that are already subjected to chronically unhealthy air, noise, and other environmental stressors).

Thanks to NJ Highlands Council recent decision, all housing numbers will need to be included as a maximum buildout number, Unfortunately the Mayor, and John Inglesino have been enemies of the Highlands Act in the past, so his now opposition to builder's remedy in wanting a lawsuit, is too little too late, and misguided from the get go.

Finally, warehouse locations are a regional issue not a local rateable chase. Parsippany has 3-already (with 30-year PILOTS). Denville has one proposed. How many more will be coming in the immediate region, will Parsippany and the region overdo warehouses like they did office space and malls?

Why 30 year PILOTs if the new economy is warehouses and Parsippany has always boasted of location, location? The most likely answer; political campaign contributions for the republican council and mayor who assured their passing for the corporate developers. A sort of quid pro quo, dark money, using the fear of public housing as reasoning to assure the PILOTs were sanctioned.

We can not escape the Public Affordable Housing obligations, what needs to be done, and which should of began long ago, when former Governor Christie threw the Mount Hollie decision to developers remedy, instead of making sure the Science of State Planning was ensured and enforced. This allowed corporate developers to determine municipal master plans.

In over-developed landscapes like Parsippany, with vacant corporate structures, how could affordable housing not be an option?

The other issues is actual affordability, The need is affordability, not giving the housing need to the private section, we have market will bare, with little thought of actual economic realities. Therefore the task would be making housing affordable by lowering the rents. The worse outcome is the corporate landowners would slow down in their rent usury profit accumulations

Parsippany is not in good hands with the present administration. Corporate developers over the community is not in keeping with a covenant of ensuring health, safety and welfare, , and all things have limits within the laws of nature.
