ZBA Agenda Chockful of Mother-Daughter Zoning Requests

The board of appeals will also consider house addition, two-family use application.

The Babylon Village Board of Appeals meeting October 19 features six applications, three of which are requests for mother-daughter zoning approval.

The hearings, which begin at 7:30 p.m. at village hall, will also include a homeowner's pitch for a house addition and maintaining use of a two-family residence.

Here's a list of the applications on the agenda:

1. Application of Leonard M. Davis, Cooper Street, Babylon, for permission to continue use of the second floor above the parsonage as an apartment, parsonage located at the Cooper Street address. 

2. Application of Elaine Jurs, North Railroad Avenue, Babylon for permission to maintain a mother/daughter use at the premises.

3. Application of Richard Bounaparte, of Schneider Lane, Hauppauge, for permission to maintain a non-owner occupied two-family use at the premises located at 28 Cooper Street.

4. Application of Larry Bennett, L. Bennett Design Inc., East Sunrise Highway, Suite 1, Lindenhurst, agent of owner Emanuel J. Campisi, Ketewamoke Avenue, Babylon, for permission to establish a mother/daughter use at the premises.

5. Application of Richard and Barbara Reese, Bacon Lane, Babylon, for permission to construct an addition requiring variances to reduce the front yard setback from 30 ft. required to 25.2 ft. proposed, to reduce the total side yard setback from 20 ft. required to 18.2 ft. proposed, to increase the lot coverage from 25% permitted to 31% proposed, and to have no garage when a two car garage is required.  Variances for the existing shed include reducing the side yard setback from 3 ft. required to 2.5 ft. proposed and reducing the rear yard setback from 3 ft. required to 2.1 ft. proposed.

6. Application of Chetna Madhok, West Main Street, Babylon, for permission to establish a mother/daughter use at the premises.

The number of mother-daughter zoning requests doesn't signal a trend of increasing rentals or that more homeowners looking to rent a portion of a home, said village officials. They're more likely actions filed to meet zoning compliance after the fact, said officials.
