NYC's Cheapest 1-Bedrooms Are In These Neighborhoods

NEW YORK — Renters can find deals in a handful of New York City neighborhoods even though the Big Apple has some of the nation's highest housing prices, a recent report shows.

The listing website Zumper mapped the median rents for a one-bedroom apartment this spring in neighborhoods across Manhattan, Brooklyn and The Bronx. The maps, published April 23, show relatively affordable rentals could still be found in some far-flung areas.

Washington Heights had Manhattan's cheapest one-bedrooms with a median rent of $1,770 — less than half the $4,150 typically needed to grab a pad in Tribeca, the report shows. Central Harlem was slightly more expensive with a median price of $2,025, according to Zumper.

More budget-conscious renters could head to Hunts Point, which at $1,400 had the cheapest median one-bedroom rent among the Bronx neighborhoods on Zumper's map. But the borough's pricest area on the map, Mott Haven, was only about $400 more expensive at $1,835.

Canarsie was home to Brooklyn's cheapest one-bedrooms this spring with a median rent of $1,500, the map shows. That's despite the neighborhood seeing a 9% increase in rents last quarter, one of the biggest jumps in Kings County, Zumper says.

The cheap neighborhoods seem to be anomalies, as the median one-bedroom rent across New York City was $2,850 in April, according to Zumper. Only San Francisco was more expensive last month with a median one-bedroom price of $3,700, Zumper says.

Zumper compiles its monthly rent reports based on more than 1 million active listings. Its data includes proprietary Zumper Pro listings and others received from third-party providers, according to the site's methodology.
