Former Cafe Espanol Space Available

Peninsula Boulevard storefront has been renovated.

About a year ago, it was the home to , a staple in the Hewlett community for nearly three decades, but now the recently renovated storefront is back on the market.

Some of the new renovations at 1270 Peninsula Blvd. include a new bathroom, flooring and electrical wiring.

Steve Appas, a real estate agent with Lighthouse Realty Partners, boasted the storefront’s ample parking and 1,650 square feet of space. While the space has already been approved for a restaurant, he welcomes anything that will work for the area.

“It would be a peaceful transition, but we’re not tied to doing a restaurant there,” Appas said. “We’d go with any viable use that would service the community.”

According to Appas, Peninsula Boulevard produces anywhere from 35,000 to 39,000 cars every day, traffic which he thinks will provide more than enough bustle to open a new business.

John Nagarayev, who has owned the neighboring for almost nine years, said that school traffic from the nearby  can be very positive for business, but sometimes school functions can leave the lot, which is split with , completely packed.

While he agrees it can be difficult to start up a new venture, he is confident the location is conducive for a new business.

“It’s a good location,” Nagarayev said. “It’s not easy these days with the economy, and it’s getting harder. I wish them good luck.”
