Long Island: The Benefits of Co-working for Individuals and Local Businesses

Home offices, bedrooms and garages may be the archetypical home of scrappy new start-ups, but these days entrepreneurs and telecommuters have another option when it comes to deciding where to launch a fledgling company or work: co-working (shared) spaces. According to DeskMag, the number of co-working locations has grown by 83% worldwide over the past year, and the number of users by 117%.

The benefits of co-working are endless. Not only does it offer all of the advantages of working in an office while enabling a person to operate on their own, but it allows them to network with like-minded folks and grow their business. Co-working encourages serendipity and enables entrepreneurs to quickly build out a diverse social network which could potentially lead to new clients, investors and resources. They also allow telecommuters to escape the distractions of home life and provide a productive working environment. Surprising, co-working space not only helps individual workers, it supports local businesses too.

For example, most individuals do not shop during the day because they are working, making it difficult for them to support the local economy. Restaurants may do well at dinner, but is that enough to keep their facilities afloat?

Co-working establishments can offer a solution. YouOffice, based in Long Island, New York, converts empty buildings into private office suites, which include access to communal conference rooms. While catering to local entrepreneurs and start-ups by offering co-working space, YouOffice also breathes new life into failing businesses.

Their first location opened in Cedarhurst, Long Island in 2002. Their team converted a floundering movie theater into two stories of private office suites with a ground level retail component. Despite initial skepticism, YouOffice brought over 60 new companies to the neighborhood within six months. Local businesses flourished because of the increase in foot and vehicular traffic due to an increase in workers in the area. Today, Cedarhurst has the lowest vacancy rate in retail space in Long Island.

After the unprecedented success in Cedarhurst, YouOffice is now beginning to take Long Island by storm. They have opened a three story location in Glen Cove on 50 Glen Street. Construction was completed in March 2015 and local small businesses and entrepreneurs are beginning to occupy the elegant and eclectic private offices. The space also features an industrial chic conference room that is available to tenants at no cost and no time constraints, as well as a common area and kitchenette. In the upcoming months they plan to turn the 7,000 square foot lower level into a communal co-working and event space giving tenants and local businesses a place to network, socialize and collaborate. The event space will feature brick walls, funky lighting and local art.

With co-working space from YouOffice, entrepreneurs and telecommuters can enjoy fast internet, HVAC services, conference room time and utilities on the house. The company provides each tenant with the ability to control their own environment and there is a very low turn-over because workers enjoy all of the amenities.

Jonathan Paritzky, principal of Rx Health Group and a tenant at YouOffice, said, “I have rented space with other office providers and YouOffice is the only one that doesn’t charge for faster internet and provides unlimited use of the conference room.”

You won’t find harsh, unflattering fluorescent lighting in any of their facilities either. Each of their boutique offices is equipped with soaring sheetrock ceilings and an elegant chandelier, creating a homey yet productive workspace.

Matt Probkevitz Press, owner of YouOffice, points out that the average person spends more time in their office than in their home. Because of this, he feels that the office should be at least as nice as home. He commented, “I’m allergic to fluorescent lighting and drop ceilings and wanted to offer tenants an enjoyable working experience so that they could get as much out of the co-working space as possible. I want to create a boutique hotel experience for the individual.”

Tenant Amy E. Mosery of Mosery Law Group, PLLC, stated, “The set-up is ideally suited for the solo practitioner in that it’s an all-inclusive model that makes opening a new office so easy. Coupled with the wonderful amenities and chic interiors, coming into work is such a pleasure for both the tenants and clients.”

Parking is not an issue. Most of YouOffice’s tenants are entrepreneurs who are constantly coming and going throughout the day or even walk from their home to the office. Not only does this free up parking, but it also drives more foot traffic to local shops and restaurants.

Paritzky stated, “I did the math – by not commuting 45 minutes each way to the city every day, I save 7.5 hours per week. Instead of wasting that time [commuting], I’m more productive and have more time to spend with my kids.”

YouOffice isn’t just concerned with provided an inspiring place to work, they are invested in helping people start their own business and get new ideas off the ground. The EquiFund Organization provides a helping hand through interest free loans to individuals and small businesses whose needs are urgent and who may not qualify through normal financial resources. The loans are 100% interest free with no fees attached. YouOffice and Equifund’s goal is to help people help themselves by starting their own business.

YouOffice isn’t the only company changing how people work. With 32 locations across the United States, London and Amsterdam, WeWork provides a creative, nurturing community for their 16,000 members. Each location has tons of perks, including community managers, micro-roasted coffee, cushy lounges, high speed internet and even free beer! Members can also book conference rooms, register guests, order lunch and interact with the community via WeWork’s mobile app.

Regus Office Space boasts more than 2,000 locations worldwide and features ready-to-go co-working space, business centers, executive suites and corporate offices throughout 100 countries. With 24-hour access, members can create their own schedule on their terms, and with customizable office space, tenants can design a working environment that caters to their individual needs and style.

As the internet continues to help entrepreneurs launch start-ups, co-working spaces will only grow in popularity, benefitting both the individual worker and the local economy.
