18 Harlem Apartments Hit Affordable Housing Lottery

More than a dozen below-market apartments are up for grabs in a new East Harlem building — but they may be out of reach for some Harlemites.

EAST HARLEM, NY — More than a dozen apartments in a new East Harlem building are up for grabs through the city's housing lottery — though they might be out of reach for many in the neighborhood.

A listing for the 18 units at 1516 Park Ave. was posted this month, with residents having until Aug. 8 to apply. The newly constructed building on the corner of East 111th Street boasts "spacious luxury apartments" with amenities like in-unit laundry and dishwashers, high-end kitchen appliances and hardwood floors, according to the listing.

All 18 apartments are listed at 130 percent of the area median income.

That equates to $70,286 for a single person, or a minimum of $85,715 for a five-person household.

The listing includes six studios renting at $2,050 per month; nine one-bedrooms with $2,250; and three two-bedroom apartments listed at $2,500 per month.

(The city's formula for calculating area median income includes the entire city, plus surrounding counties — East Harlem's median income, by contrast, is estimated at around $34,000.)

The developer of 1516 Park Ave. received a tax break in exchange for building the 18 affordable units, as part of the recently-expired 421a program.
