Affordable Harlem Apartments Go Up For Sale In New Lottery

In a rare homeownership opportunity, a handful of apartments in a newly-renovated Harlem building are now up for sale as affordable co-ops.

HARLEM, NY — Six apartments in a newly renovated Hamilton Heights building have been listed for sale on the city's affordable housing lottery, offering a rare homeownership opportunity at prices well below average.

Applications are now open for the six units at 601 West 148th St., a seven-story building on the corner of Broadway. After being renovated through a city program that converted the building into an HDFC co-operative, the apartments were listed this month on the Housing Connect website.

The estimated sale price for the apartments range from $235,856 to $283,192, with monthly upkeep fees below $1,000. (Manhattan's typical home sale price is over $750,000, according to Zillow.)

To be eligible, buyers must be able to pay 3 recent of the purchase price as a down payment, and be under the asset limit of around $240,000. The eligible household income range begins at $63,228 for the cheapest one-bedroom apartment and $75,773 for the remaining five units, with a maximum of $136,895 for a five-person household.

Households can range between one and five people. The deadline to apply for the lottery is June 27.

Elsewhere in Harlem, the same city program will soon facilitate the renovation of three run-down buildings in West Harlem, whose 70 combined apartments will also be converted to HDFC co-ops and sold via housing lotteries.
