Heathcote Road - Listed for $229,990, and sold for $226,600, and on the market for 69 days. It's a five-bedroom, eight-room Expanded Cape.

Lido Parkway - Listed for $279,000, and sold for $255,000, and on the market for 97 days. It's a five-bedroom, nine room two-story home.
31st Street - Listed for $279,990, and sold for $275,000, and on the market for 20 days. It's a four-bedroom, six-room Cape.

South Sixth Street - Listed for $379,000, and sold for $371,000, and on the market for 326 days. It's a four-bedroom, eight-room Expanded Cape. Property taxes are just more than $12,000. This can hinder a home selling quickly.
Twenty four homes went under contract in Lindenhurst in February 2013. List prices range from $139,000 (short sale) to $339,000, with the majority being in the mid to high $250s. Six of these homes are South of Montauk Highway.
Currently there are 165 homes on the market in Lindenhurst. There were 172 on the market in February.
Lindenhurst is continuing to see a lack of good homes on the market, and buyers have woken up to this fact. Buyers know when a nice home comes onto the market now and is priced at market value; they better grab it or it'll be sold quickly. This is how supply and demand starts. Mortgage rates are slowly going up, as well. Between supply and demand, along with mortgage rates going up, this'll drive housing prices to increase. We're not there yet, but will be sooner rather than later.
