Lindenhurst Weekly Sold Homes Report - Period Ending 4/14/13

Three homes sold and closed since April 1 in Lindenhurst. For privacy reasons the house numbers have been omitted:

3rd Street - Listed for $189,000, and sold for $165,000. It is a four bedroom, six room Cape with 1 full bath. This home was in poor condition and on the market for 416 days.

Linden Street - Listed for $250,000 and sold for $237,000. It is a three bedroom, six room Split with 1 full bath. Need a lot of updating and on the market for 15 days.

South 3 Street (Merridale Park) - Listed for $256,700 and sold for $256,700. It is a four bedroom, eight room Colonial with 2 full baths. On the market for 211 days.

Homes Currently Under Contract in Lindenhurst
59 homes are under contract since January 2013. I'll be breaking down the price points in groups:

Between $100K and $199,999 - 9 homes
Between $200K and $249,999 - 9 homes
Between $250K and $299,999 - 17 homes
Between $300K and $349,999 - 16 homes
Between $350K and $399,999 - 7 homes
Over $400K - 1 home

During this same period in 2012, 59 homes went under contract. But, less homes in the mid $300K were under contract. More homes in the mid $200K and less were under contract during 2012.

The Lindy real estate market is changing. Prices have not gone up yet but they will. 40 homes have sold since 1/1/13 and six of those homes sold at list price or slightly above list price. Homes in the higher $300K range are selling close to list price. This tells me that more buyers are qualified to get mortgages in the higher price points.
