Wyona Avenue - Listed for $179,900 and sold for $173,000. It is a two bedroom, five room Ranch with 1 full bath. It was not a short sale or REO and not affected by Sandy. On the market for 399 days.
West Gates Avenue - $219,990 and sold for $180,000. It is a three bedroom, six room Ranch with 1 full bath. It was not a short sale or REO property. On the market for 57 days.
South 12th Street - $229,999 and sold for $225,000. It is a four bedroom, seven room Expanded Cape with 1 full bath. Not a short sale or REO and on the market for 26 days.
36th Street - $299,900 and sold for $278,000. It is a three bedroom, eight room Expanded Cape with 2 full baths. It was not a short sale or REO and on the market for 162 days.
44th Street - Listed for $269,900 and sold for $280,000. It is a three bedroom, five room Ranch with 2 full baths and full finished basement. On the market for 42 days.
E. Piave Terrace - Listed for $289,000 and sold for $289,000. It is a three bedroom, eight room Ranch with 1 full bath. I have no idea about condition since there is only 1 outside photo of the house. On the market for 1 day.
Wellbrock Street (south of Montauk) - Listed for $339,000 and sold for $300,000. It is a four bedroom, nine room Wideline High Ranch with 2 full baths. It was listed before Sandy and on the market for 369 days.
North 4th Street - Listed for $339,000 and sold for $328,500. It is a three bedroom, six room Colonial with 1 full bath. On the market for 44 days.
Bristol Street - Listed for $339,990 and sold for $349,125. It is a four bedroom, nine room Colonial with 3 full baths and a full finished basement. On the market for 276 days.
Lindenhurst Sold Homes Overview
51 homes have closed/sold from 1/1/13 through 4/30/13 with a median sold price of $257,000. This means half the homes sold for less and half sold for more. The highest priced home sold for $389,900. It is a 3 bedroom, 7 room Ranch with a full finished basement. It showed like an HGTV home and located on S. 12th street.
Only 6 of the 51 homes that have sold, sold at list price or slightly above list price. This means that prices have not gone up yet. We need to see more homes selling above list price which will happen sooner than later.
No matter what the market is, homes need to be priced right in order for them to sell. Overpriced in any market, those homes will linger and end up selling for less.
