Why Real Estate NEEDS To Know About Solar: It’s Not The Sun, It’s The Lien
There is no free solar. Real Estate agents MUST be trained to understand how the property lien for the system will impact a home sale.

Seventy five percent of the solar that is installed on homes in New York State (Long Island, The Five Boroughs, all of it) and across the country is not owned by that homeowner. The majority of buyers do not want that twenty-year agreement transferred to them nor do they want the property lien that goes along with it.
Homeowners who have purchased their solar power systems from a local, established & credible company will be able to see an increase in home value and the only things to be transferred are the long-term warranties. For those that do NOT own the equipment attached to their roof, the surprise in a home sale is far from simple and costing big bucks. Nobody likes that kind of surprise.
Here’s the problem: the majority of those homeowners who installed equipment that is owned by a third party thought it was free. That’s what they were told and they did NOT read the contract they signed.
The homeowner who lists their home for sale remains likely to believe that this is a plus for them and has no idea that they may have to give up a sizeable portion of equity in the sale process. As if this isn’t bad enough, we’ve just seen three major players in the “free” solar game suddenly disappear, leaving those who signed twenty-year contracts with them in a frenzy.
Real Estate agents and brokers are required to disclose in full the details of a home and property to potential buyers and were never trained on what to look for, how to advise a client or how to protect themselves against a misrepresentation claim.
