Ever wonder what makes one home sell faster than another "like" home on the market? A lot goes into the process of getting a home on the market and the two most important aspects are pricing and how well the home shows. If you don't start out with a sharp asking price, you will not get the showings-yes, it all ties into each other.

The current market we have is a buyers market, meaning there are much more homes on the market than there are buyers. If you are a seller, your home needs to differentiate itself from the many other homes for sale, most importantly from home improvements and pricing.

The first three weeks a home is on the market are very telling. If the home is gettting the showings but not the offers, it might be the time to think about a slight adjustment to the price, showing buyers the motivation to sell. After the first month, homes not getting an offer or two tells us the buyer pool is just not "seeing" the value, and the home that generated all that interest earlier will likely get stale very quickly.
What can a seller do? Adjust the price, or be patient for awhile and ride it out a bit, the factor of why you are selling is so important; did your dream home come on the market? Maybe, you cannot afford your home anymore? Leaving the area? Everyone's situation is different. Yet, if you are buying up, hey, what better time?

When a home is priced sharp right from the kick off, it could generate more than one offer, which can draw the price up. As you can see below we do have one Sold property this past week that came in over the asking price. The other three homes all sold within 99.88% of the asking price; this occurs when priced realistically from the beginning.
