There were 11 Pleasantville NY single family home sales in May. This is up 83.3% from 6 in May of 2015. This is the highest unit sales have been since 16 in October, 2015. Sales/list price ratio in May moved down to 97.4% from 97.9% in April.

Prices

Median price in May was $740,000. This is up 25.7% from $588,750 in May of 2015. 3-month median price of $787,500 in May was up slightly from $665,000 in April and up substantially from $577,250 in May of 2015. Price per square foot in May was $297. This is up from $282 in April and up from $286 in May of 2015.

Inventory

Inventory of 69 in May was up 9.5% from 63 in April but down 5.5% from 73 in May of 2015. New listings of 22 in May were very slightly up from 21 in April but down somewhat from 30 in May of 2015. Months of supply of 7.7 in May was up modestly from 7.3 in April but down a little from 8.7 in May of 2015. On a year-over-year basis, months of supply has been rising for 4 months. This is the highest months of supply has been since October, 2015.

Market Time

Days on market of 90 in May was down somewhat from 124 in April and down moderately from 118 in May of 2015.
