$50 Million Renovation Introduces New Dining Venues, Fitness and Wellness Center, Redesigned Residences and Social Spaces
Port Washington, NY — The Sinclair at Port Washington is entering a new chapter. With new ownership and a major renovation underway, the community will become a luxury rental destination for independent senior living on Long Island’s North Shore.
The community, located on a gated campus next to the Harbor Links Golf Course and near North Hempstead Beach Park, is undergoing a $50 million transformation led by the architectural firm Meyer Design. The project will introduce redesigned residences, new dining venues, expanded wellness amenities, and updated social spaces throughout the campus.
The Sinclair is a rental independent living community, meaning residents pay a monthly fee with no entrance costs or long-term contracts. The all-inclusive lifestyle includes utilities, housekeeping, apartment maintenance, dining, social programs, wellness classes, valet services, and 24-hour concierge support.

Design inspired by the North Shore
The new interiors draw inspiration from the North Shore’s historic estates and coastal setting. Plans call for light-filled spaces layered with warm materials, soft textures, and residential-style details.

Reimagined common areas will include a new lobby and reception area, a lounge and bar, card and game rooms, and a wine cellar designed with a speakeasy-style atmosphere for small gatherings.
New dining venues
Dining is a central feature of the renovation, with multiple venues designed to resemble neighborhood restaurants rather than traditional senior living dining rooms.
Planned concepts include:
- A steakhouse-style dining room with premium cuts and seafood
- An all-day bistro and café
- A New York-style deli
- A wine cellar and tasting lounge
The culinary program will emphasize seasonal ingredients, flexible menus, and a more social dining experience.
As part of the project, the community’s kitchen has been fully rebuilt with modern equipment to support the expanded dining options.
Focus on wellness and outdoor living
The renovation also expands the community’s wellness offerings. Plans include a new fitness and wellness center, an indoor swimming pool, and spa-inspired spaces for personal care and restorative services.
Outdoor improvements will feature landscaped walking paths, pickleball and bocce courts, fireside seating areas, and additional gathering spaces.
The renovation is currently underway, with updates to residences, dining areas, and common spaces planned in phases. The community is now offering tours to prospective residents interested in the new rental lifestyle on the North Shore.
