TOB Zoning Board News & Notes

A look at the monthly happenings of zoning in Brookhaven.

Four homeowners, two from Farmingville and two from Holtsville, had their applications approved by the Town of Brookhaven Zoning Board last week.

Nancy E. DeSimone's request for a side yard variance for her existing two-level deck with steps for her property on Waverly Avenue in Farmingville was approved by the Board. They also approved Rosemarie Schmidt's application for a certificate of existing use for her two family home on Pinelawn Avenue in Farmingville.

Stephen Sikorski's request for a front yard setback variance from Brian Avenue for his existing roofed over deck which exceeds the permitted height of 4x8 was granted, along with his request for a height variance for his existing 6-foot high fence in his front yard on Brian Avenue for his home located on the northeast corner of Division Street and Brian Avenue in Holtsville.

Denise Schaefer's application for a total side yard variance for an existing addition on her one story residence on a 50-foot lot on Pearl Avenue in Holtsville was also granted by the Board.

The Board also granted the following applications from the August 18 meeting:

  • Frank & Frances Loverde's application for a rear yard variance for a proposed addition with an awning to their one story home located on North Coates Ave in Holbrook;
  • Mayda Rodas's application for a front yard setback variance for a proposed second story addition to her home on Weichers Street in Lake Ronkonkoma; 
  • Peter and Laura Whitton's application for a front yard setback variance for an existing roofed over wrap around porch exceeding the permitted height and a side yard and height variances for an existing 15-foot high detached garage one foot higher than what the code permits for their home on Pearl Avenue in Holtsville. However, the Town granted this application subject to the resolution of three violations discovered by the town inspector (which were undisclosed in the decision) and subject to a stipulation added to the Certificate of Occupancy that no habitable space (meaning not equipped with plumbing or heating) is permitted in the detached garage.

The Board has yet to render a decision on the June 23 application by Rongrants Associates for a front yard setback variance from Portion Road and a height variance for a two-sided detached sign 40-feet high and 144 square feet in size.

Town code permits signs up to 12 feet high and 32 square feet in size. The property where the sign is proposed for is located on the southeast corner of Portion Road and Ronkonkoma Avenue, north of Division Road and west of Hawkins Avenue in Lake Ronkonkoma.
