Setting Sale and Buying in Sayville

A look at why so many people like to call Sayville home.

Sayville was declared the friendliest town in America a few years ago.  It is a great place to live, but is this the reason buying and selling real estate in Sayville is so desirable? 

One of the first things that attracts buyers to look in a particular area is the school district. This is an important factor because a large percentage of those purchasing homes are young couples with families or about to start one.  Sayville meets this criteria with excellent schools. But, the town has so much more to offer that makes it so inviting.

According to Todd Triolo, owner broker of Seaville Realty in Sayville, he believes, "people want to live in Sayville because of the strong sense of community. Once you move here, you want to be a part of it." Triolo feels this is truly the unique dynamic to Sayville real estate.

Sayville has a wide variety of homes for sale. There are million dollar houses on the bay and starter homes priced around $275,000. And no matter what home is purchased, you are part of the community of Sayville and everything it has to offer.

There are many active organizations at the heart of this community that enhance the town. All of these groups hold endless events throughout the year - from Sayville Summerfest, Battle of the BBQ to a Halloween Boat Burning.  And the events and activities are for absolutely everyone, whatever your interests are – music, art, shopping, exercise, food or nautical. Often the events are a combination of all of these.  The events are the glue that keeps the community of Sayville together.

Another factor that makes Sayville the place to invest in a home is it's location on the shores of the Great South Bay.  There are plenty of beaches, parks and marinas.  Access to Fire Island and New York City is easy with ferry terminals and a large Long Island Rail Road Station.  There is also the old-fashion charm of strolling down Sayville's Main Street with it's specialty shops and restaurants. 

The effects of the bad economy have been felt by everyone, but real estate in Sayville has remained somewhat stable. Sayville's home prices have not fallen as much as other areas did and it's foreclosure rate is one of the lowest on Long Island.

Home sales in the late spring have slowed a bit, according to Triolo, due to the end of the first time home buyer tax credit. The month of June is showing an increase of home purchases because interest rates are going down, making homes more affordable.  So the upcoming summer months will be great to buy or sell in Sayville - the friendliest town in America.
