New Supermarket Coming To Inwood Under Special Zoning Laws

Permits were filed with the city recently for a FRESH Food Store at 405 W. 206 St. Here's what to know about the incoming supermarket.

INWOOD, NY — Permits were recently filed with the city for a new grocery store in Inwood that falls under a special zoning law that incentivizes fresh food options to come to "underserved communities."

The application filed with the New York City Planning Commission is seeking a FRESH Food Store to establish a 16,625 square feet store at 405 W. 206th St.

FRESH Food Stores is a program that offers zoning incentives and financial benefits to underserved communities with the goal of encouraging the development of stores that provide meat, fruit, and vegetables.

The zoning incentives also offer additional space in buildings with residential populations and reduce the amount of required parking for food stores.

The program was created in response to a citywide study in 2008 that found a widespread shortage of neighborhood grocery stores providing fresh food options in several New York City communities.

While the permit for the FRESH store getting officially filed with the city is new, the development of 405 W. 206th St. and a new neighborhood supermarket is not.

Different permits were filed with the city in October 2021 for a 175-foot tower (17 floors) at the address that includes 194 affordable housing units and a ground-level commercial space for the supermarket.

Beyer Blinder Belle is the architect for the incoming development.

A week after the permit was filed for the 175-tower, an additional permit was filed for a 14-story tower at the adjacent 407 W. 206th St. address. This tower is expected to hold 470 residents and Beyer Blinder Belle will also be the architect.

It is still not clear exactly which supermarket will be taking over the 405 W. 206th St. ground-floor space.
