IHOP to Open Doors in Mohegan Lake
The restaurant will occupy 4,500 square feet of the building that was once Charlie Brown's in Mohegan Lake.
It's official. IHOP will open doors in Mohegan Lake.
A long-term lease has been signed to bring the International House of Pancakes (IHOP) restaurant to Route 6 in the Mohegan Lake section of Yorktown.
The national chain will occupy 4,500 square feet of the 8,100 square feet of what was once Charlie Brown’s, which filed for bankruptcy and closed down in Nov. 2010. by Pizza Hut along with a self-serve ice cream shop, TCBY. That lease was in January.

Eric Goldschmidt of Goldschmidt & Associates, who is the leasing agent for the property, said the tenant signed the lease two weeks ago and the landlord signed the lease a week ago. The lease would expire in 20 years.
"IHOP will bring the morning crowd, which will be good for the retailers [in the area] and the community will have a place to get breakfast," he told Patch. "We're all very excited."

The old Charlie Brown's building has been demolished inside and the other tenant Mahandar "Moni" Patel, who owns Pizza Hut and TCBY, has begun construction of his space. Both his businesses are expected to open over the summer, Goldschmidt said.
The next steps for IHOP to take, before opening its doors, would be to get contracts, go through all the formal steps and receive a building permit from the town.
In addition, the Verizon and Subway leases have been renewed and Goldschmidt said there is a "commitment to the location." He said Pizza Hut and TCBY, as well as IHOP, are family oriented businesses the community could benefit from.
