Developers Reveal Plans For Wegmans Next To Shady Brook Farm
Conceptual plans for the mixed-use development include a Wegmans, high-end apartments, and even a BYOB restaurant in the historic barn.
LOWER MAKEFIELD TOWNSHIP, PA — Officials in Lower Makefield on Wednesday reviewed plans for a mixed-use development that would include a Wegmans supermarket on 36 acres off Stony Hill Road.
The development, called Prickett Run at Edgewood, is proposed to be located on a strip of land between Stony Hill Road and I-295, just across from Shady Brook Farm.
Wednesday's presentation was conceptual in nature and a vote was not taken. The proposal will move along to the Planning Commission. "While there is no specific timeframe laid out yet, I would anticipate the project to begin that process in July or August," Lower Makefield Township Manager Kurt Ferguson told Patch.

Developers DeLuca Homes and Equus Capital discussed the plans at length during the presentation, which lasted nearly two hours and drew many community members.
The project is a vision to create a retail a "live, work, and play neighborhood," said Vince DeLuca of DeLuca Homes.

The proposal, which would feature Wegmans as the anchor tenant, also includes additional retail space, upscale apartments, and the preservation of an on-site historic house and barn that dates back to the 1700s. The plans presented include six additional retail buildings and nine residential buildings and a clubhouse.
Developers confirmed they do have a signed agreement with Wegmans.
A courtyard and amphitheater is adjacent to the existing historic house and barn. The house may be used as office space and the historic barn may be used for a BYOB restaurant, according to DeLuca.
The courtyard and gathering space will be open and available for community functions, DeLuca noted.
The apartments will be high-end, said Robert Dwyer, a representative of Equus Capital who spoke during the presentation. He noted apartments will have rents of $2,000 or more.
The presentation was the first step in what will likely be a long process.
As the applicant noted, traffic studies, environmental impact statements, a planning commission review, zoning approval, and a land development process are all in the future if the project were to move forward.
If approved, it would be the second Wegmans in Bucks County. The popular supermarket chain has an existing store in Warrington.
