WRIGHTSTOWN TOWNSHIP, PA — The Wrightstown Township Board of Supervisors on Monday voted unanimously to grant Marrazzo's Manor Lane Florist conditional use approval to operate a small equipment repair and sales shop at its garden center on Durham Road.

The decision will allow owner Mike Marrazzo to open the repair shop in a 900 square foot space located to the rear of the 6,000 square foot garden center at the Shoppes at Wrightstown.

"There is no expansion of the use. The proposal will take place within spaces indoors and outdoors which are currently being used," Marrazzo's land development attorney told the supervisors.

The small engine repair work will be done inside an existing shed located next to the greenhouse with storage immediately outside the shed in an area enclosed by an eight foot high wooden privacy fence. Inside the greenhouse a small area in the back right corner of the store will be designated for the resale of power equipment, said Marrazzo.

According to Marrazzo, the shop will focus on the repair and sale of small engine equipment including weed whackers and push and riding mowers. It would not include larger equipment repair, including farm tractors.

"If you are in the front parking lot looking back to the red roof shed, you will not be able to see the equipment. You're not going to see it from the parking lot. You're not going to see it from the mulch bins. And you definitely won't be able to see it from Route 413," Marrazzo told the supervisors.

Marrazzo assured the supervisors that the repair shop would remain a small operation and their primary focus would continue to be "plants and tomatoes, shrubs and trees - just like our family has always done."

Last September the Marrazzo family opened a garden center inside the former Carousel Gardens on Durham Road after closing its operations in Lower Makefield after decades of operation there.
