Colliers Facilitates Land Sale for Student Housing Near the University of South Carolina
Landmark Properties has purchased a 22.35-acre land parcel near the University of South Carolina (USC).

Landmark Properties, a fully-integrated real estate firm specializing in development, construction, investment management and operation of high-quality residential communities, has purchased a 22.35-acre land parcel near the University of South Carolina (USC). The land, located at 1401 Shop Road in Columbia, will be the site of The Walk on Shop Road, an 825-bed, 196-unit townhome-style student housing community located less than one mile from the USC campus and less than half a mile from Williams-Brice Stadium.
Sean Baird, Jonathan Holt and Cole Cusmano of Colliers represented Landmark Properties in the acquisition. The seller was Voltari Real Estate Holding LLC. Landmark Properties will develop the project in partnership with Silverpeak Real Estate Partners.
“This sale represents the strong demand for stadium-focused pedestrian student housing sites,” said Sean Baird, senior vice president at Colliers. “The USC student housing market has experienced the strongest leasing and rent growth at communities located near the football stadium – versus the college campus – making this a premier site for student housing in the market.”

Landmark Construction, the in-house general contractor for Landmark Properties, will build The Walk on Shop Road, with Niles Bolton Associates serving as architect. The development will offer a mix of two- to six-bedroom fully furnished units featuring quartz countertops, hardwood-style laminate flooring, stainless-steel appliances, private bathrooms, in-unit laundry, large closets and prewired high-speed internet and cable access.
Community amenities will include a resort-style swimming pool, Jumbotron, cabanas and hammocks, firepits and grilling areas, a fitness center, sports simulator, lawn games and a wellness suite. The property will also feature bike racks, a campus shuttle bus and professional on-site management.

Located adjacent to fraternity and sorority tailgating lots and within close proximity to Williams-Brice Stadium, the site benefits from its connection to one of the university’s most active student hubs. The stadium is slated for a billion-dollar transformation, further enhancing the area’s appeal to the student demographic.
Construction on the property is slated to begin imminently, with delivery anticipated for the 2027-2028 academic school year.
