Potomac Yard's Dylan Condominium Opens Sales Gallery

ALEXANDRIA, VA — A luxury condominium community coming to Potomac Yard has opened its sales gallery after significant interest during a preview.

Dylan Condominiums will be located east of Richmond Highway in Alexandria's Potomac Yard neighborhood not far from the Virginia Tech Innovation Campus as well as Arlington's Amazon HQ2. The community is expected to deliver in 2022, the same year the Potomac Yard Metro is projected to be complete.

Due to its location, Dylan has seen interest from potential buyers. About 30 percent of phase one units sold during a June preview of the sales gallery. Many buyers are current residents of Alexandria or Arlington, although people from New York to Seattle have shown interest.

"As we anticipated, the excitement around Amazon’s HQ2 and Virginia Tech is generating strong interest in Dylan," said Matt Bunch, vice president of FORTIS, the developer. "Dylan’s convenient, walkable location is a big draw. It is just a five-minute walk to the new Potomac Yard Metro Station opening early next year, which will connect residents to Regan National Airport just one stop away. Residents also will have walkable access to a variety of new shops, restaurants, employment centers, and recreational options within Potomac Yard and Virginia Tech’s Innovation Campus."

The 138-unit community will feature units priced between the $600,000s to around $1.2 million. One-bedroom, two-bedroom and three-bedroom options are available. The units' gourmet kitchens have waterfall islands, wood-panelized appliances, Calacatta quartz countertops and full-height backsplashes, premium custom Italian cabinetry, and wine storage. Bathrooms have Calacatta quartz countertops, custom Italian vanities and linen closets, and Waterworks fixtures. Many units have outdoor balconies and dens, and all units have sizable master bedroom closets, reserved garage parking and the option of electric vehicle charging.

"We recognize that many residents will appreciate the option of working from home, so we ensured that 80 percent of Dylan’s plans include generously sized dens or home offices," said Bunch. "Dylan also will feature an onsite business center for those residents who want to meet clients, take calls privately, or just get some work done outside of their homes."

Community amenities include outdoor terraces offering rooftop Potomac River views, front desk service, a full-time building manager, fitness center with a separate yoga space, secure package room with Amazon Hub lockers, a pet washing station, bike storage, and "maker space" for handicrafts and hobby work.

The Mayhood Company, sales agent for Dylan, provides in-person and virtual tours at the sales gallery. The recently opened sales gallery at 2316 Richmond Highway showcases the community's features and finishes. Potential buyers can walk through a fully built and furnished model home and see an interactive scale model to visualize the location and views. Virtual tours of individual condominium plans are provided in 360 degrees through an interactive touch screen.
