Modera Falls Church Breaks Ground Across From Founders Row
Modera Falls Church, the second phase of Founders Row, is underway after the former carpet store and RiteAid were demolished.

FALLS CHURCH, VA — Development activity can be seen around the City of Falls Church, and the latest is the future Modera Falls Church development.
Modera Falls Church, previously known as Founders Row 2, broke ground this week. The development of 280 apartments will be located at West Broad Street and West Street in the former location of the demolished RiteAid and carpet stores. The first move-ins are expected in early 2025.
Developer Mill Creek Residential is constructing the development across the street from its other new development, Founders Row. Founders Row features the Modera Founders Row apartment community and Verso Founders Row apartments for residents 55 and older. The development will also get a Paragon Theaters movie theater slated to open in 2024 and yet-to-open restaurants Ellie Bird, Chasin' Tails, Nue, Roll Play Vietnamese Grill, Kyu Ramen and Kyo Matcha.

"Founders Row immediately established itself as the 'new center' of the City, with an array of upscale retail, dining and living options," said Joe Muffler, senior managing director of development for Mill Creek Residential, in a previous news release. "Modera Falls Church will expand that charm and add more quality homes and retail to a popular and emerging destination."
Modera Falls Church will have studio, one-bedroom and two-bedroom units as well as community amenities like a resident clubhouse, outdoor deck, swimming pool, fire pit, grilling area, landscaped courtyards, coffee bar, pet spa and club-style fitness center. Units will feature stainless steel appliances, quartz countertops, tile backsplashes, wood plank-style flooring, moveable kitchen islands, in-home washers and dryers, walk-in closets, private patios or balconies, smart home features, and double bathroom vanities. The building will meet LEED Gold standards.

On the transportation side, residents will have garage parking, dedicated bike storage and public EV-charging stations. The development sits near the Washington & Old Dominion Trail and a 15-minute walk from the West Falls Church Metro.
According to Vice Mayor Letty Hardi's newsletter, 12 percent of the units will be permanent affordable units, and a portion will be for households making 40 percent of the area median income.
Other major developments underway in the city are the Broad and Washington Project anchored by a Whole Foods store and the West Falls Church mixed-use development.
